A great floor plan can increase the efficiency and usage of the building by creating a nice flow between spaces. There are a few factors to take into consideration when designing a floor plan for your commercial space.

In this blog, we take a look at a few different factors that will help you create the perfect floor plan for your next commercial building project.

Consider Multi-Purpose Spaces

It is important to think carefully about the space you have to work with and what areas you need to have for your business.

For example, if you have a commercial business that sells all types of produce and food, are you open to the idea of using one big space for two assortments of products?

When you find ways to eliminate the need for a lot of separate areas , you cut down on wasted floor space in your commercial building.

Finding ways for spaces to have multiple functions helps to save space for future expansion or other necessary spaces, likes offices or bathrooms. 

Get Rid of Redundant Spaces

As discussed above, you need to think carefully about the space you have to work with and the spaces that you want. Are all the spaces and sections you want to include in your floor plan necessary?

If not, consider eliminating spaces that seem to serve similar purposes.

For example, there is no need to separate offices for the different departments. Consider moving all the offices together to save floor space for the products and service centers for customers.

Consolidate!

Similar to getting rid of redundant spaces, it is important to consolidate wherever and whenever you can when creating your perfect floor plan for your commercial building.

Ensure that any areas that require plumbing are near each other so that you do not have to have multiple plumbing cores throughout your building. Having multiple plumbing cores will exponentially increase the cost of the building.

Choosing to have your bathrooms near any other areas that need plumbing will save in cost.

Reduce the need for a lot of storage area

Of course, as a commercial business, and especially if you are a commercial business that sells physical products, there is going to be a need for storage areas.

However, that does not mean that you need to overload the storage spaces and have multiple areas for storing backup products.

Consider making one storage space to (and here's that word again) consolidate unnecessary duplicate spaces. This will free up space in your floor plan for other more pressing and necessary components for your business.

To ensure that your storage area is not overflowing, order only when you are getting low product. This will help to avoid an abundance of backup products.

Consider the flow of your commercial business

Once you lay out the floor plan, trace through it to understand how walking through your facility might be.

It is essential for creating a perfect, efficient floor plan to consider how you want the flow of your commercial business to be.

Are the departments big enough for the specified products or services? Is there adequate storage for said services and products?

Allowing yourself to consider the flow will help create an efficient floor plan that allows your business (and future foot traffic) to flow smoothly and seamlessly.

As a customer, it should be as convenient as possible to pick up items, try them on or out (i.e., fitting rooms or demo areas), and get to the checkout counter.

Ensure that there is an adequate, seamless flow (and one that you are pleased with) before committing to a floor plan. Once you commit, the engineers will pass it on to the manufacturing and erection stages of the building process.

Course description.

Course information provided by the Courses of Study 2023-2024 . Courses of Study 2024-2025 is scheduled to publish mid-June.

The purpose of this course is to provide a general knowledge of the use of Revit to document and model all of the major architectural elements of a commercial project. You will learn the design and detailing aspects of commercial buildings including floor plans, interior and exterior elevations, wall and building sections, schedules, and construction drawing set. Lab assignments will be created utilizing Revit (latest version).

When Offered Fall.

Permission Note Priority given to: CEE structual mechanics M.Eng students.

• Students will have a basic knowledge of considerations involved in the preliminary design of small commercial buildings.
• Students will be able to use the college's architectural BIM system to create a three-dimensional building model.
• Students will be able to use the college's architectural BIM system to create construction drawings for a commercial building, including architectural floor plans, reflected ceiling plans, sections, and elevations. Graduate students will be able to use the college's architectural BIM system to create structural framing plans.
• Students will be able to develop an architectural design and create a set of construction documents for a small commercial building, included in the set are architectural floor plans, reflected ceiling plans, sections, and elevations. Graduate students will be required to create foundation and structural framing plans.
• Students will be able to present the proposed design to the class, with oral explanations.
