You can hear the muffled sigh in Philip Gorrivan ’s voice as he considers the problem. “It happens, unfortunately. People are very gung-ho about their project. Then things go on longer than anticipated, and when you get to that final stretch, they get distracted; they’ve moved on.” We’re discussing finishing touches—the lamps, pillows, throws, and decorative objects that have so much power to make or break the look of a room—and the predicament facing designers whose clients don’t always follow through on them.

Fortunately, though, it’s a predicament that can often be avoided with the right approach.

Erika Hollinshead Ward , for one, rarely encounters the issue with her clients in Atlanta. Accessories, she says, are “always a part of my initial presentation.” As soon as basic space planning is done, she goes in with 3D color renderings that “include all of the lamps and any anchoring pieces we think help drive the overall look.”

Gorrivan agrees that raising the subject of accessorizing early and being specific produces good results. “When we do design boards or elevations, we find actual objects, not placeholders, that are going to go where they’re supposed to go,” he says. “If a client is able to see a whole, completed design, they can see why they need two ceramic pots on the mantel with a painting or a mirror. They’re receptive to buying things once they understand where those things belong.”

Helping homeowners appreciate the visual importance of such seemingly small elements is also key. This is one area where you’ll find the profusion of images available on Instagram and elsewhere online to be useful in making your case. As Ward explains, “When people are looking to hire a designer, their inspiration comes from finished spaces. So they’re imagining their home to have that same finished look.”

Boston designer Lisa Tharp ’s advice is similar. “That’s typically where we start the conversation. We’ll say, ‘You’re hiring us to deliver a beautiful, magazine-worthy set of spaces. Let us do that for you by putting together a budget that includes not just the major furnishings, but all of the finishing layers that really bring the room to life and give it soul and personality.’”

Making sure sufficient funds are set aside for the cherry-on-top phase is equally critical. Ward consults with her customers to define their “all-in number”: a soup-to-nuts amount that covers everything needed for their project. “When I have the all-in number,” she says, “I can design and source items that will work” within the agreed-on total.

That said, she’ll also sometimes provide what she calls “wild-card options.” “I’ll show them things that could make it even better if they add a little bit more money," she says, noting "maybe eight times out of ten they’ll go for at least one of them. But even if they didn’t, they’d still have an amazing design.”

Try as you might, you won’t convince everyone up front. Still, all may not be lost. Some clients recognize the impact of a final design layer only when they experience it for themselves. Tharp dubs this the “show me, don’t tell me” method of accessorizing : “If we feel that the space could use more, we might bring a few extra pieces in when we do our big reveal for the clients, and then they have the option to decide, once they see them in situ, whether to acquire those pieces or not.”

The same tactic can be used with photo shoots : Gorrivan will supply added embellishments for a day of photography, and “once they have a home, people don’t want to move them. It’s like they find their natural resting place.”

Ticking off those last few digits from 95% to 100% is absolutely a goal worth striving to reach, when it comes to completing your vision. Gorrivan is emphatic: “Accessories are so important, whether it’s books , decorative objects, or art —art especially. We create stories and vignettes in interiors, and you can’t really do that without accessories.”

THE HISTORY OF THE COMPANY CREATION

1993 how the construction company remstroy was created   the year 1993 was a period when a lot of construction companies, which had been working successfully during the soviet times and had rich staff capacity, were forced to cease their activity for various reasons. a lot of capable specialists either had to look for another job or change their field. but there were also those who were willing to realise their potential in the field of construction in accordance with the received degree and the experience they had accumulated. thus, in 1993 in elektrostal (moscow oblast) a group of specialists and people sharing each other’s ideas, who had enormous educational background and the highest degree in architecture, organized and registered ooo firm erg which began its rapid development and successful work, offering its service both on the construction market and other areas. 2000 industrial construction is the main area   seven years of successful work have shown that combining different types of activities in the same company is not always convenient. and in the year 2000 the founders of ooo firm erg decided to create and register a monoprofile construction company ooo remstroy construction company. industrial construction was chosen as the priority area. it was in this area that the directors of ooo sk remstroy began their working life and grew as specialists. in order to achieve the set goal, they selected a mobile team of professionals in the field of industrial construction, which allows us to cope with the tasks assigned to ooo sk remstroy throughout russia and the near abroad. 2010 manufacturing of metal structures   we possess modern equipment that allows us to carry out the entire cycle of works on the manufacture of metal structures of any complexity without assistance. designing – production – installation of metal structures. a staff of professionals and well-coordinated interaction of the departments let us carry out the work as soon as possible and in accordance with all customer’s requirements.” extract from the list of members of self-regulatory organizations, construction.

3 Solutions For Finding New Construction Projects

If you’re moving into commercial construction, it can be tough to figure out where to start with finding work. You might be used to getting clients via word of mouth from homeowners.

If you were previously turning down residential work but are now struggling to find new commercial projects, don’t worry. The construction industry is all about building relationships, and with commercial work, it just takes a bit of a shift in how those relationships are developed.

The Role of Relationships and Networking in Commercial Construction

Whereas in residential projects, you’re working with a different client each time and hoping for referrals to their friends and family, the goal for commercial work is to build a network of general contractors who will put you on their preferred subcontractor list to work with on a regular basis.

Because you don’t have this network yet, you’ll have to do some searching first. This is where online tools come in handy. When general contractors are looking to expand their subcontractor list or simply need someone to handle overflow, they often use online plan rooms to get bids.

/

How to Find Construction Projects

If you’re just starting out and trying to figure out how to find construction projects, the short answer is that you’ll need to use online tools. We recommend using Construction Journal, PlanHub, Dodge Data & Analytics to find construction projects, and we’ll go in depth with each one more below.

Think of online platforms as job boards and research tools. You can use them to find construction projects that are available as well as to seek out info for upcoming jobs.

Online Plan Rooms

Online plan rooms are where general contractors list jobs that are available for bid. Often plans and specs are included for download, so you can pull them directly into your takeoff and estimating software . These are the best places to start seeking out commercial projects and get your feet wet with the bidding process .

Bid Management Platforms

When you’re ready to look ahead and be more proactive with your pipeline , turn to bid management programs and construction publications. These tools give you access to early stage projects. You can see what’s coming up in the design phase and track companies and projects that you’d like to work with, so when those projects come up for bid, you’re prepared to be among the first to submit a proposal.

/

Three Online Solutions for Finding New Construction Projects

There are a lot of tools on the market, so it can be tough to decide which ones to try. As you’re evaluating, think about what else you’d like the construction cost estimating software to do, such as easily integrate with other tools you’ll be using (like takeoff software) to smooth the process. Here are 3 of the best options out there.

Construction Journal

Construction Journal helps you build relationships and win more business quickly and easily by putting relevant information right at your fingertips. Browse their huge listing of projects and discover ones you previously didn’t know about.

Each project includes key contacts, bid dates, trades for requested sub-bids, and even plans and specs when available. You can narrow in on projects you want to bid on by filtering out those that you don’t want to see.

Increase your sales pipeline and win more business. Try Construction Journal for free at  constructionjournal.com .

PlanHub helps subcontractors find and bid on projects posted by local contractors. They also help general contractors find more subs to bid on their projects.

Upon logging into their software, you’ll see a list of open projects that are looking for subcontractors to bid on. Projects outside of your area are automatically filtered out so you can concentrate on those within your targeted geographic area.

Get a free trial at  planhub.com . If you find it useful, you can upgrade to one of their premium plans.

Dodge Data & Analytics

Dodge Data & Analytics helps you find the right kind of jobs that fit your expertise. Their platform also helps reduce the time you spend sorting through documents and preparing and managing bids.

Dodge provides all the information you need for early stage projects and projects bidding soon in your area. They organize and manage the whole bid process so you can stop dealing with office work and get back to building!

Take a closer look at the Dodge Data & Analytics platform by requesting a demo at  construction.com .

Build and Maintain Relationships

When you’ve had some success and won some bids, now is the time to put in the work to strengthen those new relationships with GCs. Show them that you can complete the work on time and on budget without complications. Be ready to suggest subs you know in other trades or ideas you may have to save on costs. Make sure your crew is consistent and professional on the jobsite and follows all protocols.

In a way, it’s not so different from residential: instead of earning your clients’ referrals to others, you’re earning the opportunity to work with them again.

/

Relationship Building in Preconstruction

While it might be a bit of a learning curve at first, remember that the more accurate your bids are , the more your relationships with GCs will thrive. When you submit a proposal that’s clearly on target, you’re giving a good impression right from the start.

The best way to get accuracy in construction cost estimating is to choose a preconstruction platform that will work with you, not against you. Find a takeoff and estimating tool that will allow you to perform fast, accurate takeoffs, create detailed estimates without rework, and generate professional, bid-ready proposals all in one place, and you’ll be way ahead of the game already.

Looking for the right software to do that? STACK works smoothly in tandem with Construction Journal, PlanHub, and Dodge.

2021 mega projects in the united states.

The United States is no stranger to mega projects . In America, these billion-dollar projects span nearly every industry, from rail, transit, and infrastructure to aerospace, energy, and science. Projects of this scale are often approved via voting by the population or its representatives in order to proceed, and some can be controversial in nature.

In the past, the main theme behind many American mega projects was expansion. Now they are more about sustainable enrichment– echoing the question “Will the project sustainably lead to progress that enriches lives?”.

5 Mega Projects Currently In Progress in the US

1.) california high-speed rail (california, usa; rail).

As the first high-speed rail project in the United States, the California High-Speed Rail megaproject is underway to complete 119 miles of construction in the Central Valley that will connect 6 of the 10 largest cities in California. Once finished, Phase 1 of the megaproject will connect San Francisco to San Jose to Merced to Fresno to Bakersfield to Palmdale to Burbank to Los Angeles to Anaheim. Phase 2 will connect Sacramento to Merced, and Los Angeles to San Diego.

Los Angeles, San Francisco and San José already rank among the top five most gridlocked cities in the country. The approximately $77 billion USD high-speed rail system will run entirely on renewable energy (electricity). High-speed rail will help the state achieve climate goals ( reducing congestion and pollution ) by reducing transportation emissions and being part of a sustainable transportation network.

The high-speed rail system aims to improve mobility and access to jobs and affordable housing in California. They will be utilizing existing Caltrain infrastructure in place at some locations, and upgrading them so that these blended stations will have lines that both Caltrain and the California High-Speed Rail operate on.

According to the California High-Speed Rail Authority, “Providing the same people-carrying capacity as high-speed rail from San Francisco to Los Angeles would require 4,200 new highway lane miles, 91 additional airport gates and two new airport runways costing between $122B-$199 billion USD, not including operations and maintenance costs; more expensive than the $63B-$98 billion USD cost of the California High-Speed Rail.”

2.) UBS Arena (Elmont, NY; Infrastructure)

The UBS Arena at Belmont Park, is a redevelopment megaproject (~$1.5 billion) in Elmont, New York, of a live entertainment, concert, and sports venue. UBS Arena will be the future home of the New York Islanders hockey team.

The project is developed in partnership with Oak View Group, the New York Islanders, and Sterling Project Development, and is projected to open in November 2021. The arena is expected to host more than 150 major events each year.

The UBS Arena project is expected to create approximately 10,000 construction jobs during redevelopment and 3,000 permanent jobs. According to UBS, “30% of contracting dollars for construction will be earmarked for state-certified minority and female-owned businesses, and 6% will be earmarked for service-disabled veteran-owned businesses. An additional $100 million investment will go to transit and infrastructure enhancements, including the first, newly constructed Long Island Railroad station in almost 50 years….”

3.) Vogtle Electric Generating Plant (Burke County, GA; Nuclear Energy)

Units 3 and 4 of the Vogtle Electric Generating Plant, or Plant Vogtle, are the first nuclear plants to be built in the United States in 30 years. Once complete, this megaproject near Waynesboro, GA, will produce enough safe, reliable, and affordable electricity to power one million homes and businesses in the state. The plant is jointly owned by Georgia Power, Oglethorpe Power Corporation, Municipal Electric Authority of Georgia, and Dalton Utilities.

The $27-billion USD project currently employs more than 7,000 workers at the sites of Unit 3 and Unit 4. Expected to produce energy in early 2022, these units are Westinghouse AP1000 (Advanced Passive) nuclear units that will produce about 1,117 megawatts of electricity (MWe) each. According to Georgia Power, they have contracted with Bechtel to manage the project’s daily construction efforts in which the Bechtel team works under the direction of Southern Nuclear, the Southern Company subsidiary which operates the existing units at Plant Vogtle.

4.) Thirty Meter Telescope (TMT) (Mauna Kea, HI; Space / Science)

The Thirty Meter Telescope (TMT) is a new class of extremely large telescopes (30 meters in diameter) that will allow for deeper sight into space and the ability to observe cosmic objects with unmatched sensitivity. The $2.4 billion USD Thirty Meter Telescope is being built in Hawaii on Mauna Kea, a dormant volcano.

TMT International Observatory (TIO), an international non-profit partnership consisting of universities from Canada, China, Japan, India, and the US plans to explore the beginning of the universe, the physics of the early universe, and dark matter with the massive telescope. TIO is in charge of the telescope’s design, construction, and operations.

Once built, it will be comprised of a giant mirror made up of 492 segments of reflective glass, and will have a total collecting area of 655 square meters. Completed, the TMT will be 34,000 square feet and stand 18 stories tall. The telescope will provide resolution that is 12 times sharper than the Hubble Space Telescope.

Due to the COVID-19 pandemic , officials said construction of the TMT would be delayed. Onsite construction has yet to begin in Summer of 2021, but pieces of the TMT are in production.

5.) Project Connect (Austin, TX; Rail & Bus)

Project Connect is a transit plan for Austin, Texas, that Austin voters approved Initial Investment funding for on November 3, 2020. The $7.1 billion USD megaproject will consist of a new rail system, a downtown transit tunnel, an expanded bus system, and a transition to an all-electric fleet.

The megaproject will be directed by the Austin Transit Partnership, an independent organization. Federal funding is expected to fund up to half of the total program investment.

According to the Capital Metropolitan Transportation Authority, “The Project Connect System Plan will bring a number of firsts to Austin, including a light rail system that travels under the densest part of the city, improving the speed, on-time performance, reliability and safety of the entire system. Light rail will also connect North and South Austin, provide a direct route to the airport, cross the river before extending down South Congress and serve East Austin and Colony Park. Expanded bus service and an all-electric fleet would include more MetroRapid, MetroExpress and on-demand circulators – 24 new Park & Rides will provide more connections into the larger transit system.”

Contruent project controls software helps project organizations deliver on-time and on-budget projects regardless of their industry: rail, mining , infrastructure , construction , oil and gas , energy , and aerospace and defense. While implementing Contruent Enterprise at the initial planning phases helps ensure the greatest ROI, there are many projects and mega projects in which Contruent project controls software has been implemented far into projects to replace faulty spreadsheets or deficit project management platforms in the US and across the world.

WGS 84 coordinate reference system is the latest revision of the World Geodetic System, which is used in mapping and navigation, including GPS satellite navigation system (the Global Positioning System).

Geographic coordinates (latitude and longitude) define a position on the Earth’s surface. Coordinates are angular units. The canonical form of latitude and longitude representation uses degrees (°), minutes (′), and seconds (″). GPS systems widely use coordinates in degrees and decimal minutes, or in decimal degrees.

Latitude varies from −90° to 90°. The latitude of the Equator is 0°; the latitude of the South Pole is −90°; the latitude of the North Pole is 90°. Positive latitude values correspond to the geographic locations north of the Equator (abbrev. N). Negative latitude values correspond to the geographic locations south of the Equator (abbrev. S).

Longitude is counted from the prime meridian ( IERS Reference Meridian for WGS 84) and varies from −180° to 180°. Positive longitude values correspond to the geographic locations east of the prime meridian (abbrev. E). Negative longitude values correspond to the geographic locations west of the prime meridian (abbrev. W).

UTM or Universal Transverse Mercator coordinate system divides the Earth’s surface into 60 longitudinal zones. The coordinates of a location within each zone are defined as a planar coordinate pair related to the intersection of the equator and the zone’s central meridian, and measured in meters.

Elevation above sea level is a measure of a geographic location’s height. We are using the global digital elevation model GTOPO30 .

EU AI Act: first regulation on artificial intelligence

The use of artificial intelligence in the EU will be regulated by the AI Act, the world’s first comprehensive AI law. Find out how it will protect you.

A man faces a computer generated figure with programming language in the background

As part of its digital strategy , the EU wants to regulate artificial intelligence (AI) to ensure better conditions for the development and use of this innovative technology. AI can create many benefits , such as better healthcare; safer and cleaner transport; more efficient manufacturing; and cheaper and more sustainable energy.

In April 2021, the European Commission proposed the first EU regulatory framework for AI. It says that AI systems that can be used in different applications are analysed and classified according to the risk they pose to users. The different risk levels will mean more or less regulation.

Learn more about what artificial intelligence is and how it is used

What Parliament wants in AI legislation

Parliament's priority is to make sure that AI systems used in the EU are safe, transparent, traceable, non-discriminatory and environmentally friendly. AI systems should be overseen by people, rather than by automation, to prevent harmful outcomes.

Parliament also wants to establish a technology-neutral, uniform definition for AI that could be applied to future AI systems.

Learn more about Parliament’s work on AI and its vision for AI’s future

AI Act: different rules for different risk levels

The new rules establish obligations for providers and users depending on the level of risk from artificial intelligence. While many AI systems pose minimal risk, they need to be assessed.

Unacceptable risk

Unacceptable risk AI systems are systems considered a threat to people and will be banned. They include:

  • Cognitive behavioural manipulation of people or specific vulnerable groups: for example voice-activated toys that encourage dangerous behaviour in children
  • Social scoring: classifying people based on behaviour, socio-economic status or personal characteristics
  • Biometric identification and categorisation of people
  • Real-time and remote biometric identification systems, such as facial recognition

Some exceptions may be allowed for law enforcement purposes. “Real-time” remote biometric identification systems will be allowed in a limited number of serious cases, while “post” remote biometric identification systems, where identification occurs after a significant delay, will be allowed to prosecute serious crimes and only after court approval.

AI systems that negatively affect safety or fundamental rights will be considered high risk and will be divided into two categories:

1) AI systems that are used in products falling under the EU’s product safety legislation . This includes toys, aviation, cars, medical devices and lifts.

2) AI systems falling into specific areas that will have to be registered in an EU database:

  • Management and operation of critical infrastructure
  • Education and vocational training
  • Employment, worker management and access to self-employment
  • Access to and enjoyment of essential private services and public services and benefits
  • Law enforcement
  • Migration, asylum and border control management
  • Assistance in legal interpretation and application of the law.

All high-risk AI systems will be assessed before being put on the market and also throughout their lifecycle. People will have the right to file complaints about AI systems to designated national authorities.

Transparency requirements

Generative AI, like ChatGPT, will not be classified as high-risk, but will have to comply with transparency requirements and EU copyright law:

  • Disclosing that the content was generated by AI
  • Designing the model to prevent it from generating illegal content
  • Publishing summaries of copyrighted data used for training

High-impact general-purpose AI models that might pose systemic risk, such as the more advanced AI model GPT-4, would have to undergo thorough evaluations and any serious incidents would have to be reported to the European Commission.

Content that is either generated or modified with the help of AI - images, audio or video files (for example deepfakes) - need to be clearly labelled as AI generated so that users are aware when they come across such content.

Supporting innovation

The law aims to offer start-ups and small and medium-sized enterprises opportunities to develop and train AI models before their release to the general public.

That is why it requires that national authorities provide companies with a testing environment that simulates conditions close to the real world.

The Parliament adopted the Artificial Intelligence Act in March 2024 . It will be fully applicable 24 months after entry into force, but some parts will be applicable sooner:

  • The ban of AI systems posing unacceptable risks will apply six months after the entry into force
  • Codes of practice will apply nine months after entry into force
  • Rules on general-purpose AI systems that need to comply with transparency requirements will apply 12 months after the entry into force

High-risk systems will have more time to comply with the requirements as the obligations concerning them will become applicable 36 months after the entry into force.
